Where are sellers moving to, and where are the buyers moving from in your market area ? Does this represent a change ?
Many more people are still moving to Portland than away... we have 80 people a day moving here in the summer. Demographic projections say we may have up to 1 million more people living here in the next 15-18 years.
How have you changed your business to mirror the market and to capitalize on market trends ?
I help Sellers realize how to price the home so it's responded to in less time. Many sellers feel there should be a larger buffer on top of the highest sales price - but the foreclosures have made that a bad decision. Obviously there are buying opportunities that are unprecedented in this market.
What are some overall economic trends you’re seeing in your market area that will guide the real estate market ?
Once the foreclosures are gone - they'll drop off precipitously. If you're thinking of upgrading, downsizing or investment NOW is the time to consider it.
Any other big changes you're seeing ?
People are not investing in their homes as much as they might want to. Investing over the years in your home - upgrading kitchens, bathrooms, etc. is very important to maximize your return when you sell.
Why should a Portland Homeowner Sell their Home now ?
Rates are low and buyer's are out in force - however, if you can afford to wait 2 years to sell, you may begin to see a stabilization of prices. If you have to sell, there are strategies to ensure you get the highest price in the least amount of time - and sooner would be better because rates may soon begin to climb.
What's the most important attribute of a Realtor for selling a home in Portland ?
Having creative and effective strategies to expose the home to the most likely buyers is very important; we tend to market to other Realtors as much as to the general public and advertise in a wide variety of publications both online and in print. Some buyers still exclusively use the newspaper to find homes for sale.
What makes Portland real estate unique ?
We are a pocket neighborhood city - you can go 2 blocks and the feel of the neighborhoods can change. We are also in a good position for growth as we have a very strong influx of people moving here - and that will continue for the next decade.
What types of properties are selling fastest/slowest in your market area, and why ?
Portland is a pocket-neighborhood city. Certain pockets have been hit harder by foreclosures than others - so it's important to do market research before listing your home on the market.
Is anything changing about the profiles of buyers/sellers in your market area ?
The majority of Buyers are still first-time home-buyers and investors - but there's still some folks who are looking to upgrade or downsize.
Are you seeing any change in the market share of short-sale properties or REO properties ?
The short-sale and REO (bank-owned) markets are still very common in almost all pockets - and will continue to be throughout 2012. We know this because we know exactly what kind of loans were written in the last 5-7 years.
What worries you most about the current state of the market? What represents a sign of optimism/opportunity ?
The major concern is still that people take their equity out of their homes to pay bills or upgrade their homes. If you do not extract equity or spend too much on a home - the market will recover. Positively, there's a lot of buying opportunities to make up equity when buying if you sell for a loss. Also, the market will be much more stable in years to come now that the mortgage market has been properly regulated. Harlan Mayer, Remax Equity Group
