Current Home Values and Sales

Marietta Realtors report the current average indexed home value in the Marietta neighborhood is $167,000, or $85 per square foot. As of June 30, 2011, the median list price for homes was $195,000 and the median sale price was $215,700.

The number of homes sold in the area hit a record-high of 1,713 in October 2008. Since then, monthly housing unit sale totals have fluctuated between a low of 231 in February 2010 to a high of 512 in April 2010.

The number of homes sold at a loss peaked in March 2010, with about 53 percent of residential property sales resulting in a negative balance for the seller. In May 2011, homes sold by the owner at a loss reached 38 percent of total sales in Marietta.

On June 1, 2007, Marietta Realtors reported the average value per square foot of area homes was $114, the highest ever recorded in Cobb County. Housing prices have declined since mid-2007, when the Zillow home value index for Marietta hit a record-high of $219,000. Following a sharp drop in prices, the values hit $185,000 in May 2009. Values rose to $188,000 in October that year, and remained stable until May 2010, when a downward trend began. Home prices in Marietta have dropped 10.4 percent over the past year to a current indexed value of $167,700. (as of July 1, 2011).

Marietta Demographics

According to the 2000 U.S. census, the median age of residents in Marietta is 32, four years younger than the national median of 36 years old. Twenty-one percent of the population is composed of single adult males and 16 percent single adult females. The remaining 63 percent of the 65,440 people living in Marietta are a combination of children and married, widowed, or divorced adults. There has been a 14 percent increase in the population of Cobb County since 2000.

The percentage of households with children in Marietta is about 24 percent with the average family size being 2.37. The estimated median household income in 2009 was $44,052, and the estimated per capita income was $26,635.In January 2011, the cost of living index in Cobb County was 96.5, close to the national average of 100.

Types of Housing

According to the U.S. Census Bureau, there are an estimated 29,607 housing units in Marietta, with 25,539 units now occupied. There are slightly more renter-occupied units in comparison to owner-occupied (54.5 percent versus 45.5 percent). Almost half of all homes and condominiums in Marietta were built between 1980 and 1999, and 30 percent of the housing units were constructed between 1960 and 1979. Eighty-two percent of homes are single-family houses, ranging in size from 1400 to 3600 square feet with a median size of 2,003 square feet. Nine point three percent of Marietta homes are condominiums, with the remaining units including trailer homes and multifamily dwellings.
