11 Franklin Delhi-- I sold this very problematic house TO Melissa Wakin Mostert for about $120,000, as is, last August. She's trying to unload it for $225,000 having done cosmetic repairs. It's badly insulated, will soon need a new roof , windows are miserably drafty and need replacing , furnace burns oil like a bonfire and floors and chimneys have problems. The water pressure is wretchedly inconsistent. I spent every winter in there in two rooms and it still cost thousands to heat. It is a thoroughly uncomfortable house to live in. Ice buildup in winter , skunks , mosqutos and bats in summer. I found Melissa Wakin to be deceitful, mean-spirited,manipulative, thieving and I witnessed her lying both to my face and about me multiple times --including in court. She was a total nightmare. Do yourself a huge favor and rent a house in Delhi before you buy anything in that town.Nearly everyoneI knw who moved in a t the same time i did has left and found leaving was the best part of being in inconveinet dreary, freezing , eternally gray Delhi. The weather most of the year is sheer, damp wet hell. Buy in winter, not in summer . And look in a town where the taxes aren't mushrooming and the students aren't keeping you up all night long four out of seven nights. Oneonta is a much, much better investment for your buck .
