Pat was not in a position to help. I was in the market to buy land and she was seller's agent for an ideal parcel. But the rather minor defect of being 25 feet shy of the 150 feet of required frontage had been parlayed into a complete power to block the sale by an abutter who could easily sell 25 feet of frontage. Pat said the abutter was an honest man and would get back to my in response to my various offers...he did not. A more successful approach would be to inform buyers the abutter is hostile and an appeal to the town planning board would be the first and best means to free up a VERY reasonably priced property. Real estate moves best with real expectations and real tactics. Pat is personable, and well informed about the town...but this particular parcel is a "lawyer's fixer-upper".
